First and foremost, have all your documents ready when you apply. This includes your 3 most recent payslips and your ID. Once we have these we will ask you for a letter of employment (if you are not working yet), a letter from your accountant or EOFYS (if you are self-employed), or your Centrelink statement (if you are receiving Centrelink). If you don't have any of these, a bank statement will be accepted, but it is not preferred. Additionally, you'll need to provide 100 points of ID, including a photo ID (such as a driver's license, 18+ card or passport).
Next, rental history. While it's not essential, we prefer applicants who have rental history. Whether you are living with parents, staying with family, have a private landlord, or renting through an agency, we want to know your rental history. If you have rented with an agency before, we'll reach out to them for a reference, as this information is crucial to determining whether you will be approved.
Another tip to keep in mind is that we cannot ask you to pay in advance, but if you offer to pay a few months or weeks in advance, we'll put it to the owner. Also, please note that the process can take up to 48 hours or more if we are waiting for documents or a rental reference from your past agent or landlord. If the owner of the property you are applying for lives overseas and is hard to reach, it may take longer. We'll do our best to get your application processed as soon as possible.
Lastly, more information is always better. Provide as much information as you can, and if you can't view the property, you can get someone to view on your behalf, sign a sight unseen form, or apply with viewing so you have one foot in the door. If you don't like the property, we can hold your application until you find something on our website that you like.
